  • I have never been convicted of a crime before. I just moved here to Arizona about two weeks ago. I got a citation for urinating in public. Should I plea not guilty and seek counsel? Or plea guilty? If I do plea guilty will there be a criminal record on my file? I am a medical student, and do not want a criminal record. Thank you for your time.

  • Signed a lease agreement a few weeks ago to an apartment sight unseen due to current resident. Today, my wife and i received keys to the new apt. Immediately found a roach infestation. In every room and every corner, black and german roaches coming out of the walls. Not one thing has been moved in yet and we were in the apt for about3 minutes. Can we legally terminate and/or nullify this lease pre move in, due to health concerns with our newborn? I have video of the roaches crawling everywhere.
  • If I believe my tenants have skipped and they are not claiming certifiied mail which is sent to them at the property address, may we enter the property after posting to the front of the residence the 48Hr Notice to Enter and Inspect? This notice was mailed first class and Certified mail return receipt along with being posted . This action was outlined in the tenants Residental Lease Agreement for us to have the right to inspect after giving notice. Are we safe to enter?

Is my divorce decree showing sole custody good enough? I know sole custody gives me the right to make decisions for my children even if my ex does not agree.

I have been a stay at home mother for almost 8 years, have been attending school full time at home for the past 3 years and have plans to continue until I've reached my doctorate, which will take approx another 5 years. I found out my husband is being unfaithful and I want a separation but he won't agree to one, so I'd like a divorce. Is there a way I can get him to leave our home we own while I'm dealing with finding an attorney and filing? He won't be happy/nice if he knows. He won't let me let me leave with the kids.
  • Re: an increase in monthly maintenance fees in a housing CO-OP (not apt, not condo). QUESTION: Is there a percentage maximum that the monthly fees may be raised? Our by-laws say it is 20% without resident/member/owner approval, but some owner-members say it is only 5% by AZ law. (That sounds like tenant/landlord law which shouldn't apply.) Thanks for the help.
