QUESTIONS

  • If the Landlord issues a 10 day non-compliance letter, and the tenant has already sent a letter stating they are breaking the lease and leaving one month early, can the Landlord still hold tenant responsible for the last month of rent, if tenant cannot remedy the non-compliance issues in 10 days and has to move out?
  • Hi I recently moved into a rental home and things are continuously going wrong. We went without A/C for 4 days before it was fixed, the electrical sockets in the bathroom go on and off continuously on their own for days at a time and we have a toilet that leaks. At what point can we terminate a lease and still get our security deposit back? The landlord expects these things to be fixed by us first then her then a professional. I know nothing about electrical things so now its her turn to look before a professional each time takes days-weeks to fix.
  • My husband was evicted from our home last year when I filed a protective order. After he was gone, I found out he had not been paying the mortgage. I am trying to get the mortgage modified based on my income alone. I need a Quit Claim Deed but he refuses to speak to me. Can I file abandonment to get the court's help with this as part of the divorce?
  • I'm trying to help my mom get food stamps and cash assistance. She is age 56 and gets 480 dollars a month for retirement benefits. However; she has no car and doesn't work. She lives in a trailer. Her bills cost more than what she earns each month. So, I pay the remainder for her. My question is; does she qualify for food stamps and cash assistance without having to work a job at this point? She has no GED and has raised 8 kids and is now divorced. She gets half of her ex husbands retirement, and that's it. I would appreciate any help? I sent in her paperwork by fax.
  • My father recently passed. He remarried 8 mos prior to his death. He had a will & a trust. In the trust, he left me & my brother his house which had balance. The will/trust states that his wife can live in the house "rent free" because it was supposed to paid off with the life insurance policy. It doesn't state that she has to pay the house off, but it is implied. However, it does state that she must pay the utilities, maintenance, property taxes, etc. She has yet to file the trust with the county, is giving $ to other beneficiaries & trading in his vehicle for new one. Probate or Trust Atty?

  • I originally moved my M.H. on the space it sits on 19 yrs. ago under a verbal agreement with previous owner. For many years since, I've asked to be entered into a lease with the new owners but wasn't given one until 2 weeks ago. This lease does not fall under the M.H.P, L.lord tenant act nor was it signed in front & with knowledge. What are my rights to a possible eviction now?
  • Hello!! at the present time I'm a residente of Phoenix,Az. However, I've a child support case going in Puerto Rico. • I am married but have been separated (no legal separation filed) from my husband for 4 years. I have now had a baby with my boyfriend and the hospital won't name the father on the birth cert. They insist AZ law says it has to be her legal husband by default. Is this true? What do we do?
  • How can I make a legal separation a divorce, when I did not offer any response to the petitioners request? We worked the separation out together, so I didn't want to fight her!
