  • I was arrested in 2013 for disorderly conduct per DV and was released the next day. I received a deferred prosecution for 6 months with no fine. The charges are now dismissed. Do I still have wait 5 years to expunge my record to work at a school? I was told by a co-worker who is a Lieutenant of the police department, that any DV charge has to be expunged before being able to work around children.
  • I am an independent student at ASU and resident of Tempe, AZ. I have four months left on my residential lease. With the COVID-19 National Emergency announcement and ASU cancelling all on campus sessions, I would like to cancel my lease for the rest of the semester and move in with family. The Arizona Residential Landlord and Tenant Act makes no mention of National Emergencies and rights extended to tenants. My lease agreement also has no provisions, including none for Force Majeure.   • I gave 30 days notice at my apartment on the 15th of March. Upon moving clothes out of a closet found a huge patch of mold on the wall. I do not want to stay there the remaining 15 days of the 30 day notice. Is there a way out of that place and not paying the remaining 15 days rent? I have a daughter that stays with me and I do not think it is safe for us to stay there now. Thank you.
  • The AZ Landlord and Tenant Act states that a landlord must supply reasonable amounts of hot water, heating, and air conditioning or cooling. As far as air conditioning goes what is a reasonable amount? Is it a specific temp that your unit should be able to maintain? My unit in the evenings sometimes reach 83-84 degrees. Others in the complex said they have the same issue. We have a chilled water system, and we believe they just need to turn the temperature down on the system. But they say that the water temp is at the correct temp.
  • My ex has sole physical custody of my 17 year old child and has just kicked her out. Is there a law against this?
  • I have been leasing land that my manufactured home sits on since July 1998. I no longer reside on the property, but have maintained utilities and monthly lease payments. The landowner sold the property to a third party. The new landowner has given me 30 days notice to remove the home so that she can build a house on the property, quoting ARS 33-1370 (abandonedment) and an incorrect street address. Would 33-1476 and 33-2149 apply here? (180 days notice and Relocation Fund)?
