I request that the light outside my apartment be repaired on January 11, 2019, then again on March 11, 2019, and again today March 15, 2019. According to my lease all light fixtures inside my apartment and in common areas will be repaired by the leasing agency. Currently, there are no lights at near the stairwell, my apartment is at the top of, to provide safe lighting. I keep getting the "we need to order fixtures" as the reason that it is taking so long to repair this item. What course of action can I take to either fix the lights or be released from my lease?

Can my landlord continue to fine me HOA fees for a dead tree in my yard? I looked at my leases and it says I’m responsible for yard maintenance but paying to have a whole tree cutdown doesn’t seem like maintenance to me. Recently in my apartment the refrigerator went out andwas repaired by a repair man the manager sent over and the repairman stated that for me to write out a list of food that was lost and take to the office.this was done and I also sign the paper stating that this in fact did happen.the manager stated that under normal situation the landlord is not responsible for the food that was lost,but because the repairman stated that he would make sure I would get paid for food lost.I would have to take this up with my insurance (Renter's insurance) about $75-100 worth of groceries.The manager has offered to deduct $75 dollars off of rent for the following month,and i agreed to this. The question is am I to be responsible for food that was lost ,when the appliance came with the apartment?this is not the first time this has happen to me.should I contact my insurance company regarding this issue?

we had no electric in one room of our rental for 9 months. It would sometimes flicker when we jumped on the floor or slammed the door. We contacted the landlord several times to repair it. We have several text messages stating such. The cost to repair was more than 50% of our rent. We gave our 30 day notice on July 2 for August 1st after months of trying to get this repaired. Our landlord checked us out on Aug 1 stating everything was perfect and we would receive all of our deposit back in 14 business days. Our total deposit was $1850- we received $300. They stated we did not give them notice
