My Mother lived in and owned property in Sun City, AZ for about 30 yrs. She had two living children whom have had a rather toxic relationship. She had a living trust and her son is named Successor Trustee. In 2003 she suffered a small stroke and (while still mentally alert) she had a problem with her speaking ability. As a result, she retired as Trustee and named her son who divides his time between New Mexico and Alaska. Her son physically relocated her to New Mexico about 10 months before she passed in Feb. 2011. He had sold her property in AZ in Sept 2010 but moved all her personal belongings to his property in NM prior to that date. Her remains are interred in AZ. Which state would have jurisdiction if a probate proceeding is necessary? (i.e.- Say the Successor Trustee fails to act?)

can i move out at age 14?

I have rented a room in a house for the last 2 years. I have never had a lease or rules & regulations given to me either. Can my landlord tell me I can't have company over? Company is my kids, 41, 36 and 35

We have a tenant that will not answer our calls, texts, emails or answer his door we suspect that no one is living in the home because it is a filthy, unhealthy mess completely unsanitary There are cats living in the home but empty cats food cans all over the kitchen floor we looked in the window and saw a cat The window was partially opened and when we looked inside all we could smell was a strong Oder of cat urine They have not paid rent in 3 months and we can’t find or get hold of them They have completely destroyed our home What are our rights? Can we enter the home?

I was recently applied for an internship toward a career in Network Administration, but was ineligible after a background check. I have a prior conviction from when I was 1995, which I had expunged in 1999. I am unsure of who to contact to get these record sealed so they don't bar me from employment further. We found out that ants our living in our walls. The property manager say's it is our responsibility to take care of all pest related issues for the mobile home we rent. If they are living in wall and we keep spraying, but they keep coming in is it really our responsibility to hire a pest control company to rid the home of ants in the walls?
