  • We signed a year lease on a house that we discovered upon move-in smells strongly of animal urine. There has been an initial deep cleaning, which has not solved the problem. I believe it is not repairable. We were told we could leave without breaking the lease. If the property management company does not honor that verbal contract, what information is available as a back up?
  • My husband and I separated after my daughter was born and we then got divorced. She has his last name and I would like to change it before she starts school. It has been almost 5 years since he has seen her. I never got an original copy of her birth certificate. Do I still need to file through the courts for a name change?

  • We are senior citizens. A bank is offering us a home loan that we assumed was fixed interest-the rate dropped a fraction, even-then I happened to notice an unfamiliar phrase with a tiny checked box-'demand feature'. I looked it up: the bank can demand payment, calling the loan, at any time without giving a reason. It said that some states prohibit that practice. Is Arizona one? Calling the loan could destroy us and force the property into foreclosure.
  • I just received a letter from the management at my apartment complex (07/21/14 which they just taped to my door and not hand delivered or by certified mail as estipulate in the tenants landlord act) letting me know that the lease agreement expires on 08/16/2014 and that they will raise the rent around $150.00. It also states that in cse i want to move I have to give them a 2 month notice but they just informed me about the changes not even a full month in advanced. Is this legal?
