We have lived in our apartment for just about 9 yrs. my landlord has completely ignored basic maintenance of this place. I have two giant holes in my ceiling (bedroom.) Termites in my son's room. No garbage disposal, which my landlord has bragged about not replacing to other tenants. He always wants to save money, so the few things he does replace are in poor condition or are jerri-rigged. Our main water valve is connected to our neighbor's. Swamp never wrks. He shows up unannounced or doesn't show up for agreed upon time. And more! What are my rights to get my deposit back and move out?

We are preparing to sign a lease. The home was marketed as having a 'large fenced yard for kids and pets." Upon inspection, this 'fenced yard' has one full side of a metal fence completely fallen over, with metal sticking up, posing a safety hazard and not "fenced" for our dogs to be able to safely access the yard. The property mgmt. company said that they're aware of this, but the owner wants to focus on working on the house and not fence at this time. She said we can do something temporary (at our own expense) in the meantime, and possibly discuss this again in the future. Is this legal?

If my landlord conducts inspection or maintenance without prior notification, are they required to provide a notice post inspection or maintenance, specifying what was done?

My husband and I live in a mobile park, which the mobile home has been paid off, however the electric is connected to two other places plus ours that makes it three running under one electric bill. I have an employee that has co-signed for a loan with her son, the son has defaulted and is filing bankruptcy, the lender has not yet contacted her for repayment of the loan. She would like to be ready to do whatever she has to do to make this go away. She doesn't want to file for bankruptcy, but may have to. She is looking for a low cost/free help. Any help would be greatly appreciated.

I got divorced and in the decree it did not grant me permission to change my name. I took the decree to the Soc Sec office and the still processed it. I have a new Soc card and drivers license with my maiden name. But keep having trouble as it was never officially changed in the courts. Do I have to file for a name change and pay the fee or is there a way to add it into the decree so I can officially go back to my maiden name?

What is my rights? I work for a major company and while I had a temp manager they stole two of my major accounts without my knowledge and transferred them to other reps on other teams and I lost out on 1,000,000 in sales. The company has policy in protecting reps from going into accounts that does not belong to them or assigned to them. Behind my back they stole my accounts and next thing I know they closed about a 1,000,000 in business that was rightfully mine. Do I have legal rights? Our company rules of conduct / ethics and policy stAtes that no other reps are allowed to go into other assigned accounts nor other territory that is assigned to other sales reps. This all happened during the time I did not have a current manager in place because my manager left the company and the company was looking for new manager to fill that position. As I stated I had a temp manager who was not my manager. Please advise

I received an immediate eviction for breach of lease agreement that ... involving imminent or actual serious property damage for building unauthorized structures. I had purchased a shed, put a small fence up to be able to easily access the kids bike/dirtbike. I offered to undo it all but received the immediate eviction notice that will be filed in the morning.
