QUESTIONS

  • My apartment lease will be expiring in a few months and the new lease that has been proposed includes a new payment for a percentage of the common area utilities. The calculation is based on the total utility bill for the common areas then breaks down by square footage and number of occupants of each apartment. The monthly charges will fluctuate from month to moth as the common area charges change. My questions are is this legal? Aren't we already paying for the common area utilities by paying rent? Would this not be consider a double dip? Please advise. Thank you, Kathleen Ingram

  • I rent a condo from the owner. The landlord has sent 4 serviceman to fix my 23 year old ac unit that has been non stop leaking on 7/4( now 7/28). Each saying the ac simply needs to be replaced. I have numerous bowls out bc it leaks in different areas. The hallway is a hazard and unsightly . He has come to terms it needs replaced. What time frame am I entitled to have the replacement done timely ? Also is it my responsibility to meet the repairman if the landlord cannot accommodate my work schedule?

This time it flooded my apartment with other peoples urine. The carpets have not been replaced in 5+ years. Their solution is for us to clean it up ourselves. The only thing they did was entered the apartment unannounced to use without leaving any information they had been in there to vacuum. Its still wet. What laws is this violating and can we as tenants make them replace the carpets and reimburse us for ruined clothes in the bathroom?
