  • Can I prohibit the other parent from seeing our child without a custody order?
  • Hello in a divorce decree where both parents have legal decision-making if a child needs mental health treatment or counseling and the father continues to refuse to sign off on a consent or refuses to allow the child to receive any treatment, can a judge intervene and file an emergency order without the fathers consent so the daughter can receive the needed treatment.
  • Say a debt collector calls you, and you offer a monthly payment because thats is all you can afford. They say no thats not enough, you have to pay more.Then when you tell them you cannot afford anything more. they threaten to garnish your wages. It has been quite sometime since they have sent me any corospondance in regard to this debt, and so I thought it had been written off due to the facit it is on my credit as a bad debt. What  should I do in this matter?
  • The AC for my rental property went out (single family property) and I recieved a text message from the tenant that evening (no written notice of any sort). I could not find anyone to come out and fix it the next day. So tenant had no ac for one full day. They rented a hotel room for one night and deducted it plus food from the next monthly rent. My question is, under section 33-1364 the amount can not exceed 125% of periodic rent, what does "periodic rent" mean? Monthly rent amount or daily rent amount (monthly rent divided by 30 or 31 days)? Thank you so much
  • This is an odd question for Arizona, but in the summer my landlord keeps the thermostat locked when he is in town. He is a rather large man, and keeps the A/C at 69 during the summer. Myself and my roommate nearly have to wear winter garments to be comfortable. Not only is this a waste of electricity, but it is extremely uncomfortable for his tenants. Is there anything I can do about this? Legally.
  • I rent with three other people one is planning on moving out by law is she required to give me a certain amount of notice before she moves?We agreed on end of month but she decided to move out tonight the end of the 18th with only giving me 4 hours notice.
  • My landlord mislead me about the pool having a black stain in the deepest part. The "stain" turned out to be black algae and it spread throughout the pool. I put the landlord on notice and he had the pool drained and treated two days later. However, when I asked him when the pool maintenance would resume, he went crazy and said he was going to evict me and charge me for all of his expenses in repairing the pool. He has threatened me repeatedly out of retaliation for complaining about the pool. Can I terminate the lease because of his repeated threats?

The landlord has permanently moved to Oregon and has who ever she decides come over and leave us threating notes and notes on my wifes car. her so called "step dad" has harrassed my wife while at work on numerous occasions because he doesnt like my attitude and always has weird request for us..Our AC went out on Memorial Day and my landlord was notified and he svd as the landlrd name for the diag chk of the compl broke a/c. $3800 new, $2600 repair....She told us that when we send our rent in shed fix..stil no air. eviction
  • Can the mobile home park have rules that contradict the landlord tenant act? I own my mobile home, in ch33 it says that a guest cannot be charged for until they stay more than 14 consecutive days in a given moth and then charged $1 per day. The landlord gave me an eviction notice and my friends have only stayed 10 daus. Also, am i obligated to tell the landlord the name of every person who stays the night? She is saying they have the right to know and approve of all guests that stay 3 nights. Ch33 does not support that.
  • I am a landlord and my lease specifically states "Mediation then arbitration" My previous tenant has filed a Case in the Civil Small Claims court. Can they legally take me to court if the lease has listed Mediation and Arbitration over a going to court?
