We are currently renting a home that is being foreclosed on. A realtor is telling me to allow him to put a safe lock on the door and show the home. What are my rights? He claims to work for the trustee.

My Mother lived in and owned property in Sun City, AZ for about 30 yrs. She had two living children whom have had a rather toxic relationship. She had a living trust and her son is named Successor Trustee. In 2003 she suffered a small stroke and (while still mentally alert) she had a problem with her speaking ability. As a result, she retired as Trustee and named her son who divides his time between New Mexico and Alaska. Her son physically relocated her to New Mexico about 10 months before she passed in Feb. 2011. He had sold her property in AZ in Sept 2010 but moved all her personal belongings to his property in NM prior to that date. Her remains are interred in AZ. Which state would have jurisdiction if a probate proceeding is necessary? (i.e.- Say the Successor Trustee fails to act?)

The house is currently in foreclosure.It is being sold at an auction in January.Will they give me a notice telling me I have to get out? Or can they by law,put my stuff on the curb?

What is the definition of habitable under AZ law. If move into apt. that has new carpet that makes one sick would that be uninhabitable? Thanks

My son is trying to get custody of the girl he thought was his daughter. During one her visits he had a dna test done and found out she was not his. He signed the birth certificate before he was 18. Can he get in trouble for not asking to test her. How does he get his name off her birth certificate.

If i want to change my childs last name and there is no father on the birth certificate, am I the only one who has to sign?

2 years ago the VA did a full hip replacement on me. Less than 2 years later, I had to have a non VA doctor redo my hip. Dr advised that the hip that the VA put in was recalled and also that the VA Doctor did not put my hip in correctly. As a result I am now on full Social Security Disability. I am trying to find out how to pursue a case against the VA for malpractice and inadequate care after my surgery. I have had no luck so far speaking to VA advocates etc. Can someone please point me in the right direction.

i was looking up a justice court criminal case on the Arizonas judicial branch website, which is related to a legal situation that that I am involved in at the present time. I noticed that in the disposition section of the case it states 'comp dismissed by cty atty'. The reason that I ask my question is I thought that only a judge can dismiss a case, in a justice court. I would appreciate it if someone could give me as much information concerning my question as possible.My question is can a county attorney dismiss a criminal case, which is in a local justice court?

I have been renting a place and the landlord let it foreclose so I need to find out my rights as a tenant asap. I am worried and have dogs and no place to go and little money to make a move! Can anyone help me?
