QUESTIONS

  • I own the Mobile Home & rent the mobile home space. Is the landlord responsible for the maintenance or removal exisiting Palm trees or Cactus if it is a potential hazard to the mobile home? This is in Maricopa County, Mesa Arizona. Are they liable for any damages to my mobile home? Are they responsible for the removal & cost of the Palm Trees & cactus? What are my responsibilities & obligations? What do I need to do to protect my mobile home?
  • In early February, my spouse and I received a Notice of Non-Renewal of Lease without reason. We were given until March 31st to turn in the keys & pay March's rent. Our uniy has many health and safety issues which the property management company continues to ignore. This may or may not be as the repairs cannot be done if we still occupy the unit.We could not make the rent for March. With no option to stay, finding a new one with the money to put down was crucial. My spouse works an 'Essential' job in unsanitary conditions-in fear of contracting covid-19. Can we defend more time when its safe?
  • My landlord is kicking us out of the house a month before our lease is up. During the time of our stay in this home, no repairs have been made after we notified them and the previous tennents possesions are still in the home. They have also refused to give us an copy of our original SIGNED lease and instead emailed us an changed copy that had our name typed out through a different person months later. Full access to the house was not given despite what was implied in the lease. They made unannounced visits and we have reasonable suspicion that they are leasing this home without a license.

The insurance company is refusing to pay for our belongings because they said he isn't residing there. If he is receiving mail there and has a utility on in his name at that address and the bill is mailed to him at the same address is that considered as him residing there?
  • Son has 3 1/2 yr old daughter living solely w him in Phx, AZ for the past 3 yrs after getting joint custody 3 1\2 yrs ago Parental plan - daughter lives w each parent alternating every 3 mo. Son took daughter to OR after 3 mo. Mother was homeles. Both parents agreed daughter not to stay w her till mother stable. Mother been convicted/2 yr diversion for DV in OR, has made little attempt to contact her daughter and has made no now for over a yr. Son continues to pay child support. Question is - Can the child support order be modified so son doesn't shave to pay it to her? Thank you.
  • I share joint custody and my sons father drops him off at his siblings home and my son stays there most days when he is not under my care. He sleeps on their couch at night. Can I possibly get full custody if the other parent is doing this? Also, my son has a lot of trouble learning in school and he does have an IEP and he gets no help academically when he is with other parent and I have to always pick up where my son last left off in regards to reading and homework and it hurts him academically because this is only being done part time. Can either of those situations help me get primary care
  • Over the past few months my apartment has been having serious plumbing issues. I have sewage coming up into my tub and when it is really backed up I cannot even flush the toilet. I am also unable to use my washer or shower due to the backup. My landlord who rents two apartments is taking his time handling the problem and refuses to use professionals to make the repairs and refuses to rent us a hotel. I read that the next step is to call the health department. Would that only make the problem worse. Is my landlord able to evict me in retaliation. My lease is good up to January.

  • I have been renting a trailer on a property lot it has been falling apart its not leveled also I think it has asbestos, but I complained asked the landlord to fix things they refused so I offered they refuse to allow me to do it but I stay in because I can't afford any where else. Now its 2yrs later she wants me to move out because its not livable & it does have asbestos it has been admitted by the landlord but refuses to admit in writing to help me get into housing my question is How can I get help to inspect the unit for proof without having to pay I'm on disability so I'm not homeless?
