Owner of property i rent claims that half of my yard full of storm caused fallen palm fronds is just debris, not their problem, my responsibility. Since they have fallen..our home has been consumed with scorpions, my daughter even got stung by one couple days ago. My question is who is responsible for removal of the fronds and now the costs it will be for pest control?? Can i call services for each and demand it taken off my rent bill??

I filed a small claims complaint against a former roommate of mine when after I decided to leave he only gave me some of my personal belongings back and kept other items that he knew were important to me. I won the case and received a judgment for the amount that I requested. However, in the complaint two of the items I did not place a dollar amount next to because I knew he was still in possession of them (two portraits drawn by my brother that are very dear to me) and I wanted them returned. He had indicated in his Answer that he was in fact in possession of those items but wanted to be reimbursed for framing them. The hearing officer indicated we would need to take up the matter in a different forum due to the fact that they were personal property that I wanted to have returned. After the judgment was ordered I prepared a letter to the defendant and requested that he return the portraits to me and deduct the cost of framing from the judgment and I would then give him a satisfaction of judgment and we would be finished with this matter. About two weeks later I received a check for the amount of the judgment and a letter stating that he no longer was in possession of the artwork (he did not state what in fact became of my portraits). I decided to have the artwork appraised as I had photographs of the artwork as well as other drawings my brother had done. I then prepared a demand letter, again in an effort to resolve the matter without going to court. He did not respond in the time in which I had requested - (20) days. My question is do I have the right to file a Complaint for Conversion of Personal Property requesting to be compensated for damages (the price for the artwork as well as punitive damages and costs incurred)? And, if so, can I still file in small claims court as long as the amount I am seeking does not exceed $2,500 exclusive of court costs?

I am curious about the 90 day requirement to file a lawsuit for a deficiency on a foreclosed home. In my case, I had a purchase money loan and a second mortgage from the same lender. After the foreclosure, the lender has continued to keep the second mortgage in an "open" status. Is the lender barred from suing on the second mortgage past 90 days of foreclosure or do they have up to the 6 year AZ statute of limitations to sue?

My husband has 3 girls from a previous marriage (joint custody) and I have one son from a previous marriage. We moved into my 1800 sq.ft. home with 3 bedrooms as it is affordable for us without straining and comfortable as we see it. My son is in one room and the girls have the second bedroom with a bunk bed with a third trundle bed so each is able to sleep alone. However, thier mother is arguing that we don't have enough space for them and they aren't allowed to share a room. Is there a law or any grounds to this? Is our living arrangement acceptable?

I had a DUI in 2005. I thought everything was done. In 2014 the court issued a warrant for my arrest ( I found out because they suspended my concealed weapons license ) .I called the city court and they said it was over a DUI in 2005. I went to court , and the judge said I did not do 36 hours of alcohol treatment. I had receipts for traffic school, MADD school, level 1 school . The attorney I had, when I called him, said that a retired judge was going back thru all the DUI cases because Tucson was broke and was trying to get more money from everybody. Is this legal after 9 years?

2014 we lease a car for 36 months st $ 229.00 a month gave our our 2004 mint condition as down payment supposedly % 5000.00 we need a larger vehicle we were moving so went to see what they could do.The.dealer paid off the Camry but added it to the truck,our payments now $579.91for 84 months.what the salesman didn't tell us that they wrapped amount of the Camry to the truck payment, so we are paying for 2 cars and they kept the car .We only have one vehicle. Is that legal? What they did? We pay $579.91 monthly,to much.our solely monthly low income is 1773.00 combined.we tried to refinance with other banks but were denied they said we owe more than the vehicle was worth.we are up to our neck with to many bills If we voluntary turned up the vehicle can they go after our only assets,a2bedroom little house? I live in a mobile home court. Ive lived here for 5 years. I have 2 dogs a cat and a bird. My landlord is now tell all of us in the court we can only have 2 pets. I've had these animals for 5 years. Dogs have a fenced yard never get out of yard. Cat is inside outside. Bird lives in my house. She goes outside only in the summer always supervised. Can make yhey make me get ridof my pets?
