  • Mtg of my apt complex wrote my contract for 5 month but noted it is a 6 mo contract. It was to be a 6 month contract not 5. what shall I do? Noted in the contract says I have to give a 30 day notice to vacate which would have been the end of Jan.
  • We are preparing to sign a lease. The home was marketed as having a 'large fenced yard for kids and pets." Upon inspection, this 'fenced yard' has one full side of a metal fence completely fallen over, with metal sticking up, posing a safety hazard and not "fenced" for our dogs to be able to safely access the yard. The property mgmt. company said that they're aware of this, but the owner wants to focus on working on the house and not fence at this time. She said we can do something temporary (at our own expense) in the meantime, and possibly discuss this again in the future. Is this legal?

  • My father passed away 1/16/2015. His is the only name on his home's deed. There is a reverse mortgage on the house and what is currently owed on the mortgage is more than the house is worth. My name is not on the deed and I don't plan on going to probate to get control of the house. The mortgage company is starting foreclosure. My question: is the estate, and me personally as the executor of the will, legally obligated maintain the homeowners insurance policy until the house is sold at the foreclosure auction which could take 1 to 2 years?
  • When I moved in this house was filthy, there were nails and plastics all through the landscaping rocks and weeds everywhere. We paid landscapers to clean up the weeds, paid for a deep cleaning service and we had to pick up all the nails. Once moved in we've had to replace weather stripping and other minor fixes because the owners refuse to pay. We bought a small dog and paid the pet deposite. The house is maintained and looks better than when we moved in. How do I get my deposite and pet deposite back at the end of our lease? And the back door is broken and hard to get in and out of.
  • My apartment is partially furnished, a bed. The bed is used and very uncomfortable. The mattress is old. What can I do to get a new bed? Is it legal for my landlord to keep used mattresses in his units? Also, he says that if I buy a new mattress, I have to leave it there when I move out. The lease stipulates that I cannot remove or modify the existing furniture. So can he do this ?
  • My neighbor is building a porch onto his house, of which his house is already close to the property line, and having the additional balcony he will be close to the fence. He said he'll have someone to come look at it so it is 'up to code' (he is aware it has to be so far away from the property line/fence). Is there any way we can get ahold of the inspection results? Or can we petition to have him stop building the porch? He will be so close to (and a good amount above) the fence, that they will see more of our yard than his own.
  • How can I be eligible for the first offenders program? Since this is my first offense. I have recently been charged with a class 6 felony. I have been appointed a lawyer, but have had no success conversing with him. I'm not sure how my case is going to go or what i need to provide for it. (Its for a small possesion of marijuana)
