  • Teres minor repairs that the mobile home park maintenance has supposed to have had done there have not done the repairs with any reasonable time is it okay for me to have a higher my own maintenance person to have those maintenance items fixed and then charge the park 4 irepairs

  • On August 13, 2017 I awoke to find my Apt flooded due to a toilet line leak. It was under water for approx 6 hours. The Manager arranged for draining/cleaning but did not replace the floor (vinyl) or carpet. Just "dried" it. Claims no mold but odor lingers. My question is, it was unlovable for 5 days and no refrigerator for past 7+ days. Requested rent adjustment, but was told "it was your own risk.....can't predict when a flood occurs". Can they refuse to adjust the rent? Will I lose my deposit?
  • I am a condo owner, I live in the unit and rent out my 2nd bedroom to someone. We have a lease, and we have also been working under the agreement that we switch off paying for things that we share, for example paper towels, light bulbs in the common areas, etc. However, she is now refusing to purchase a new furnace filter, saying that is a 'maintenance item' and is my responsibility. I think this falls under the 'damages due to negligence' clause in the lease. I plan to take the cost of the filters out of her last month's rent and her lease-end date be moved up accordingly. Is that legal?
