I recently bought a mobile home park and a tenant is behind on paying rent. What are the laws on eviction when the tenant owns their mobile home and they aren't paying rent?

I have a 10 yr old son. His father's name isn't on birth certificate. He has not helped at all. I started to take him for child support but that fell through. I really don't want him involved in his life. He shows no concerns of my son's welfare. My question is can I change my son's last name (his father's)to mine without going through the courts in establishing him being his father? We were never married. His last contact with him was over 4 yrs ago. There is nothing that's been done through the courts. I also want my fiance to be able to adopt him (they want that too)

I just recently moved from California and can’t see to find info on these admin and late fees. I paid a $265 admin fee during application process. After I moved in something went through causing that payment to bounce back. I received a 5 day notice to pay that says my “rent” is late and also assessed a $10 day late fee. 1. Can I be evicted over an admin fee. 2. Is this form correct in stating its “rent” 3. Are these late fees legal and can they evict me over them 4. Can I be evicted over a reversed admin fee?
