In accordance to the Late Fee Fairness Amendment Act of 2016, am I able to pay only the amount due for rent to my apartment's property owner and ignore the late fees until a later time? I have been advised that I cannot be evicted for nonpayment of late fees. My lease agreement states there is no grace period for late fees after the 1st of the month, but isn't that illegal in the state of Arizona? Isn't there supposed to be a 5 day grace period?

In the dot com recession, my IT job disappeared. I had to refinance my home. My son signed the new mortgage because I needed his income to qualify. I have since wished he could be removed but couldn't refi because property values fell. Now my job has once again disappeared and I am facing foreclosure. I am applying for assistance thru SaveYourHome. My mortgage counselor tells me that I would easily qualify except for the co-signer. In the past 2 yrs, my son has gone thru a BK & lay-off. He's been at his new job 9 months makes $13 per hour. I've heard about Quit Claim deeds. Can he be removed?

My husband and I have been married 45 years. 4 years ago my step-daughter took him to live with her in Las Cruces, NM. She has isolated him from me, I haven't spoken to him for 3 1/2 years. Recently, she has been taking the $1200 per month that goes directly into an account set up for me. My husband's name is on it but I have received this money for 5 years because this was our arrangement. I think he is not capable of making his own decisions and she is exploiting him. She or someone cleared out his CDs of $50,000. Is there any legal action I can take to cover myself?
