I rented a mobile home on an acre. The land owner has a management company who signed the lease. collects the rent and does all the repairs. The land owner comes onto the property at will he has two storage sheds behind the house. He also owns the lot next to mine which is empty and refuses to move the storage shed on to it. I have made two complaints to the management company about the land owner about him coming onto the property with out notice. both times the land owner than has a issue with the yard. What can I do to get him to stop coming onto the property at will?

We just moved out of a rental and we had it professional cleaned and carpets cleaned. Our landlord is deducting from our deposit depreciation for the carpet. we lived there three years and in those 3 years we had the kids rooms get a couple small stain. I understand the stains but can the land lord take money away from us for depreciation on the carpet? every house is going to get depreciation over time and use and they are the one renting it out and even if they weren't they would be living in it them selves. if a landlord can do that than they are going to start doing it for the house. I filed in small claims for the return of my rental deposit. I named the home owner as defendant and responded with a copy of the lease which names someone else as the landlord. I don't want to wait for a court date. How can I "cancel" this action and file a claim on the landlord on the rental agreement?
