My husband was recently arrested for sexually abusing my daughters. He is currently in jail awaiting trial for 3 class 6 felony charges. Of course I want a divorce, but I want to make sure that I proceed in a way that will most benefit my five children. I want to protect them from their father (get sole custody), and I want to do what will help us most financially. So is it best to file divorce papers immediately or to wait until he is convicted? If he is convicted does all of his property revert to me if we are still married? I am thinking long term, I know that I won't be receiving any child support so if the property doesn't revert to me on his conviction, is it likely that courts will give me all the community property in lieu of child support? Thank you.

Can a Landlord deny a rental due to a felony arrest from 10 years ago that was dismissed in court?

I was served my notices and went to court with my landlord. She got a judgement against me for unpaid rent and was granted a writ of restitution to be received on 9-1-09. On the morning of 9-1-09 when I returned to the property to finish moving, she had locked the gates. My dogs were still there and I had not been served the writ by the constable. Turns out that she did not received the writ until 10:18 that morning but the gates were locked at 8:48 a.m. Does the writ have to be served or is it just given to the landlord and they can do as they please?

In 2013 I got charged with drug paraphernalia, I never went to court do I had a warrant out. In 2018 it got dismissed after 5 year review.. I recently got in trouble and have a court date coming up soon, is there any chance they can reopen and charge me for the case in 2013?

My husband died Dec 14,2015. He suffered from dementia and signed a lease on an apartment. November 5, 2015. We never received a signed completed lease agreement to this date, I have sent numerous requested for return or written conformation of deposit status. First they said I wasn't on the lease, I provided my marriage certificate and acknowledged Arizona was a community property state. The attorney for the management company, doesn't even acknowledge my correspondence even thought the last was hand submitted and I requested a signed receipt of its acceptance. the landlord tenant act violate

We have found black toxic mold in the house we are renting and we just gor the report back from the inspection expert and it has confirmed the mold to be highly toxic. We are afraid that once we tell the landlord he will evict us. What are our rights? We have asked the landlord to fix things in the past and his answer was I will let you out of the lease instead of fixing the problems.We really could use some legal advice.Thank you.
