The question concerns anti-deficiency laws in Arizona (non-recourse state) in regards to foreclosure? I am trying to determine if they are different for owner-occupied and non-owner-occupied residences in Az? If there is a deficiency in the foreclosure, can I be sued as a non-occupant owner for a deficiency.

I'm 66 and have applied for a Loan Modification (it was approved) however, the service r is asking for "Good Faith" money up front before they will finalize the Modification Agreement. This up-front money was NEVER mentioned in any of their correspondence and when I received my Modification packet this past Saturday ...in their cover letter they mention this "good faith" money....but it is NOT part of the Modification Agreement. Is this legal for them to ask for 4 months of payemnts and then start the actual modification payment 12/1/2015? They want this money AND the agreement before Tuesday the 17th ..so this is VERY URGENT for me to receive some advise ...and should I sign the agreement. I'm also searching for a Pro Bono attorney to review these documents. ###

I have joint legal custody and we have parenting time my child mother is continuously leaving my daughter home by herself while shes at work I keep asking if i can keep my daughter so she's not home alone and her mother keep denying me. Is there anything I can do so my child is not left home alone.

We took my husband's sister in almost a year ago she had been in fostercare for 17 months in alabama. We didn't know what we were getting into she has become more than we can handle. She is ruining our family. How can we give her back to the state.?

I received two tickets today for my kids not being in car seats because I had just washed them and was waiting for them to dry. I have the cars seats how do I prove to the courts that I have one.

I was granted full legal and physical custody of my two children. Their mother is allowed visits that I have increased to full weekend overnights, but now she is threatening legal action because I wont give her anything she wants. I have suspended visits because she has a delicate mental state and I dont want her rage towards me to hurt the children. She has a history of suicide attempts, bi-polar disorder, and neglect both of herself and the kids. She says it is against the law to deny her wishes and me having custody means nothing but a placeholder until she "takes them back". Am I wrong?

I live in San Diego now, but was receiving UI from Arizona. My benefits were cut because I am in a training program that pays a stipend. UI insists that the stipend is income, but no taxes were taken out. I need to file an appeal.

After a Judgement has been paid in full through a writ of garnishment can a creditor claim that there is still money owed to his client? In this case the amount in the judgement is less than what the client turned into the creditor plus a 40% collection fee. And after the judgement was paid in 2005 no further notification was received as to any extra amounts being due. I have just now received notice that I owe this outstanding blance plus 4 years of interest. This is still the original creditor from 2005.
