  • What are the legal reasons a landlord can give a tenant a 24hr eviction notice?
  • My father (73) was diagnosed with lung cancer few months ago. I do not know how much time he has left. He owns a house in Mesa, and my sister lives with him. The house is under his name and he has a will that divides evrything he owns 50-50 between my sister and me. Now, when he passes away, can my sister still be in the house and assume mortgage payment? If my sister and I want to sell the house after my father's departure, can we do that? If so, how does that work?
  • I am in foreclosure with Citimortgage. I just started working after eight months. I have kept in touch with them, and they will do a hardship application when I can provide two paystubs. This I can do as of two weeks from today, when I get my second pay stub. Unfortunately, they are proceeding with foreclosure. I cannot afford an attorney. I just need someone to make them wait the extra two weeks, plus however long they take to process my application. Without my house I am literally homeless, and I am so close to giving them what they need. Can you provide me with pro bono assistance?
  • I rented a storage in Goodyear in August of 2015. My payments were up-to-date. The company was sold to another company in May of 2016. On June 8 2016, I was notified that the company was under new management and I was to come in and update my information. On or about June 23,2016,I called the new management to make payment. I was told that my property had been cleaned out by old management back in April 2016. I never moved out of the storage and I was paying on a storage that was now rented out to another. What are my rights. I've lost everything.

She states that "I am making no distribution to (sister's name inserted) in this will." I am the executor and I am the sole inheritor of her entire estate. Am I required to notify my sister of our mother's' passing? Am I required to post a notice in the local paper here or, if public notice is required and I post it online? Where? The sister is in Florida. My mother and I live in Arizona.

The company gave $25 towards water but will not give any credit towards the rent. What can we d?
