I am renting an apartment that had significant water damage from the tenant above. This happened on 07/22/2017. We currently still have no ceiling in our closet, there is still a leak in the closet. The carpet pad has been removed and the bedroom carpet needs to be replaced. I have already tripped on the carpet and luckily not hurt, but the new owners since 9/7/2017 are not repairing our unit. My 84 year old mother is no longer capable of living alone due to several disabilities. She will need to break her lease. The property management company is threatening to hold her responsible for the 6 months remaining on the lease. Does the fact that she cannot live alone any longer allow her to break the lease with a smaller penalty?

Hi. I own my home and established a month to month lease agreement with additional terms (requiring a 30 day move-out notice etc) with acquaintance for our spare room. She did give a two week notice and planned on moving out on the first of the month. She ended up staying 4/5days into the next month were no rent was collected. At this time a few belonging were left behind. She had inquired to pick these items up under short notice once. It has been 6 months now and I was asked if we still had her items and wanted to pick them up. Is she still entitled to these items?
