Recently in my apartment the refrigerator went out andwas repaired by a repair man the manager sent over and the repairman stated that for me to write out a list of food that was lost and take to the office.this was done and I also sign the paper stating that this in fact did happen.the manager stated that under normal situation the landlord is not responsible for the food that was lost, but because the repairman stated that he would make sure I would get paid for food lost.I would have to take this up with my insurance (Renter's insurance) about $75-100 worth of groceries. The manager has offered to deduct $75 dollars off of rent for the following month, and i agreed to this. The question is am I to be responsible for food that was lost ,when the appliance came with the apartment?this is not the first time this has happen to me.should I contact my insurance company regarding this issue?

Our landlord refuses to fix our swamp cooler and the resulting problems. The swamp cooler leaks water, which has damaged the roof so that it leaks in our bedroom & closet for the last 3 years. This year it blew a fuse, so the landlord is using OUR extention cord for power. Now, whenever the cooler is turned on, the faucets and metal parts of our toilet/sink are electrified. We would like to file the 10 day repair notice but can't afford to move out. Can we file for damages while still living in the apt? Are we allowed to stay until the case is over?

After signing my lease agreement and after moving in, my landlord had some guy come to the house to do a stucco job due to termites. We were not aware of the house having termite until after we were settled in. The guy said he would come back to work on the house because he needed the landlord signature to start the repairs. Well I guess my landlord never signed the paper because the guy never returned. It has been months and we still have termites. What can I do in this situation.
