QUESTIONS

  • Must my tenants be present when I conduct the move-out walk-thru even if I feel threatened by them? They are bigger than I and our last conversation consisted of them yelling, using foul language towards me, hanging up, calling me back to continue to be verbally abusive and I heard slamming in the background.
  • My wife passed away in October and a little while after I received a letter from a collection agency called GC Services saying she owed over 49K to them with the original account being from Educational Credit Mgmt Corp. (student loan)I know Arizona is a community property state but am unsure if I am responsible for her debt. I never signed on any loans and she has no estate to distribute to creditors. Her name was not on the house, cars, or anything. I don't feel like I am responsible for the debt but thought the law might see it differently. I have not contacted the collection agency.
  • This property is advertised as a gated community. Little did I know, the front has NOT been locked since I moved last Jan 2018. This is caused many young homeless to walk of the street onto the property, steal, climb our fenced in pool--with their clothes on and break in to use our laundry room to sleep. (Several of the residents have complained several times!) All because the front entry foot gates are not locked.
