I am renting a house and the lease states renters are responsible for "yard maintenance." A storm broke 3 large branches on a tree in the backyard, one of which is laying on the patio canopy. The landlord said "I am responsible for yard maintenance. They will pay for any damages." I believe a tree nearly destroyed by a storm is different than yard maintenance and the landlord should have the branches removed and make the determination as to whether the tree should also be removed. Is it legal for them to force the cost of this clean up and potential tree removal on me?

My apartment is being infested with cockroaches due to my filthy neighbors. I have talked with the leasing office multiple times over the occasion and their have not addressed with with the neighbors. The only solution they have offered is the tiny cockroach tabs to put in cabinets. I have not had food or trash in my apartment for over two months because of not being able to live there with the cockroaches. Is there a way to break my lease because the landlord has not provided a "safe and habitual environment?"

The garage door in the house I'm renting has been broken since September of last year 2017 and a vast my landlord multiple times to fix it. Every time I bring it up and I am adamant about it he will call me and threaten me. When I tell him that I will fix the garage door and take it off of rent per the Arizona law of Self Help remedy he tells me that unless I live in the garage I have no case. Is this true, does he nit have to fix the garage in a reasonable time frame?
