Do I have to run credit on everyone that turns in an application to rent my property? What are fair reasons to deny the application without running a background? I have an applicant threatenubg to file a complaint on a violation of the fair housing act, citing race as her reason. honestly, i’m not sure what race she even is but I denied her because she stated on her application that she filed for bankruptcy in 2010. What is fair in this instance? Are there printed guidelines for landlords to follow when accepting a renter?

Is there a law or work on a law regarding couples involved in domestic violence requiring them to seek counseling separately. Or, more specifically, if doing counseling with a couple when domestic violence is apparent, are therapists then required to refer to separate therapists for the individuals of the couple?

I am an Indian residing in Phoenix on work visa. I was assaulted by another Indian. My family and I have a lease for property. Today we received a notice taped to our door stating that there was going to be a "notice of trustee's sale" on the property. What rights do we have in this situation? Is this considered our 30 day notice to vacate? What action or responsibility does the management company have in this situation?

We just bought a home in Arizona. I am a 100% disabled veteran living in a hot box for the past 5 weeks.We had an inspection done before and everything was fine. We have been in the house for 5 weeks and have had a different air conditioning repair person here more than 5 times with a different reason each time. Now we have flooring from the kitchen, entry way, and laundry room that needs to be replaced because of water damage from the air conditioner. Do we have any recourse against the home inspector? I called her and she said she would refund the inspection fee, but it wasn't her responsibility for the repairs now. Every penny we have went to purchase this house and we bought a home warranty so we wouldn't have to worry about problems. The warranty company of course claiming pre-existing conditions for things, so we have to fight to get some of the costs covered with them. Is there any help for us?
