I recently purchsed a used boat and plan on suing the seller for breach of contract by material misrepresentation. He lives in Pinal County, I live in Maricopa County. The physical transaction occurred in Maricopa County, however the negotiations occurred over the internet. Can I file the claim in Maricopa County small claims court and have him served in Pinal County, or do I have to file in the county where he lives?

We rent a house from our landlord. The house has a swamp cooler the connection from the swamp cooler to the water faucet broke. It caused my water bill to increase by $80. My landlord is telling me that it's my responsibility to know if something is broken and therefore I am responsible for the increase. I informed them immediately after I knew and shut the faucet off. The connection is something that needs to get replaced every year. Is my landlord right? Am I responsible for the water bill increase?

My apartment maintenance man flooded our apartment with toilet water. They did no cleanup. They did dry carpet and replace small area of carpet pad. We now have mold. They denied it till got inspection. Now want to transfer us but make us reapply and pay deposits. What can we legally do?

Concerning a Short Sale of Real Property; There are 3 liens. The 3rd lien is a voluntary one for the purchase of a home water purification system. In order to sell the property short, the Bank requires that the 3rd lien agree to be released. The lien holder is unreasonable. They ask for the original $4400 + Back Payments, Interest and Penalties which make the release amount about $10,000. Nothing less is acceptable. The Bank may allow 1 or 2 thousand dollars, no more. Can the 3rd lien be eliminated by an administrative action or through bankruptcy?
