I live in a senior mobile home park in Phoenix, AZ and own my home. The park owner is sending threatening notices that he is making a new rule that all tenants have to provide proof of homeowners insurance and minimum coverage shall include comprehensive liability, fire and windstorm insurance, and coverage for the removal of home in case of a total loss. None of us seniors can afford this. Wouldn't the AZ Landlord and Tenant Agreement Act, ARS 33-1452 - Rules and regulations, Item B pertain to this?

I received an eviction notice on my door at 8pm, after returning home from work, on November 25th. The court date is set for Dec.1st. This gave me no time to request off from work. The only 2 business days are Friday and Monday. They sent me a 5 day notice certified mail, but the part I am supposed to sign is already removed. This has happened before. I have received this before the same way. My question is what to do about my court date when I am already scheduled to work on the 1st. Is it legal to allow 2 business days before receiving eviction papers and court date?

A sibling had a piece of land that was sold in a trustee's sale in June 2016 . It was 2.55 acres and had no single family residence. I am clear that it doesn't fall under the deficiency exemption because of the size of the lot and no home. Since it's been over 90 days, is it safe to say there will be no legal recourse? Can they still send the debt to ordinary collections agent? Thank you

I am a 23 year old mother of two living with my parents currently. Im in school. I have debts that I need paid off. And I simply cannot do it. I recieve government assistance as far as food and cash for the children go. Can you suggest some places that will help me file bankruptcy seeing how low income I am. I need help!!! I am divorced and my ex left AZ after. My children are with me but he still has partial custody. He has not contacted or seen the children in 3+yrs. No card, call or anything. My current husband would like to legally become their father. I have no idea where my ex is or how to even contact him. I have an agency searching for him for non payment of child support and they cannot even find him! Could you tell me how to dissolve his rights as father so that my current husband can make them his kids since that is who they call dad. I also want his rights taken away because if anything were to happen to me I don't want him to be able to come in and take them because they wouldn't know him or feel safe with him because of past events.

Hello in a divorce decree where both parents have legal decision-making if a child needs mental health treatment or counseling and the father continues to refuse to sign off on a consent or refuses to allow the child to receive any treatment, can a judge intervene and file an emergency order without the fathers consent so the daughter can receive the needed treatment.

My husband has a 8 year old daughter ... and she lives with her mom but she dose not get the care she needs ... we have called cps to investigate the case.. but we have not gotten any more information on the case ... the social worker never picks up our calls or returns our messages.. we dont know what do his daughter wants to come live with us can my husband change her to a school near by with out legal paperwork and not get in trouble with law or where dose he need to go to try and get custody of his daughter we dont have the funds for a lawyer ... will he need a lawyer?

I would like to know why it is that my income does not count towards my stepchildren when it comes to medical? My husband is currently not working due to he has hemodialysis 3 times a week so I am the primary wage earner in the home. Because my income does not count towards them we are over income for AHCCCS for me & my husband. We had AHCCCS but now don't qualify for TMA & his copays are expensive through my insurance from work.

My girlfriend left me and made a bogus claim to get a restraining order. In the meantime she also took my daughter and i have not seen her in several months. I cannot contact her so how can I see my daughter?

Our lease on our Apt. ended and we had a three month extension. The three months are up and we are moving. the Apt are coming at us saying we are liable for another months rent. The apt. is claiming a 30 day vacancy notice but the lease is already up. i also had one roomate leave and another move in during the lease period. Teh question I have is can they hold us responsible for the one month extra rent?
