QUESTIONS

  • Am I required by law to give a formal 5 or 10 day notice for repairs for lack of hot water to terminate our lease if no reasonable effort was made within 5 days to fix the issue or was our initial maintenance request sufficient notice of the problem?
  • I rented an apartment for 1 year, then bought a house. Three times scheduled a walk through & manger did not show. The apartment was clean and in great condition. They still kept my deposit & are charging me an additional $260 for a old broken closet wheel, Painting for next tenant & blinds. I have pictures the place was clean & in the same condition I got. The damaged blinds I replaced. I disputed the charges but it was sent to collections how do I fight this? Its now been 2 years am I reactivating a dormant debt?

The law I found ARS 12-1702 uses the phrase “may be filed in the office of the clerk of any superior court”. It doesn’t say where it says they must. Lease states they cover “pest control but excluding “wood eating insects” and they are not responsible for any damage to my property because of them... !? That cant be legal. Its like living outside with all these flying termites.
