  • My lease is up very soon at my current residence and my landlord has informed me that the home owner is holding me responsible for a Queen Palm Tree that died this past year and expects me to purchase and replace the tree. This is a rather expensive tree...$750 to be exact. Well, I don't feel like I should have to buy a new palm tree and I'm wondering if I'm legally responsible and need to know if I am. The irrigation system has been nothing but trouble sense before I leased the property. I've had constantly complain about it and had to have numerous repairs made and finally replace the system
  • A mortgage company defrauded us, sold us on a refi from a 3.5% ARM to an 8% fixed before the industry crashed. Turns out the switched papers at the title company and put us back in an ARM with a pre-payment penalty. After Az Att Gen office sent a letter to them, did they finally modify our loan. 2 yrs later, I want to refi in to todays rates after no late payments and I am told since modified, never can refinance??? Also Att Gen office asked me to fill paperwork out for the settlement they reached with a Bank, I did, have heard nothing and the Bank says they will do nothing!

  • I gave my roommate his written thirty day notice on July 1st. He barely has packed anything and I have a feeling he isn't going to be gone by the 31st. If he has not left the premises by the 31st legally what can I do? My husband and I own the house and he was living with us, just to give you some background.   • We recently (7/29/14) lost our home to foreclosure, the question I have is that when we initially bought our home in Oct. 2004 the purchase price was $125,500.00 with a 3 yr arm. we then refinanced to get a fixed interest rate and got some cash to pay off debt, the refi amt was $171,000.00 that was about 5 or 6 yrs ago and now fast forward to 2014 I get a statement from the bank saying we owe $224,600+ thousand dollars on the home, how does my debt increase to that amount and is this legal?
  • My boyfriend and I paid our rent 435 + 48 late fees for the prior month leaving us a balance of 65 dollars in late fees for this month. I seen AZ law states that a 10% total rent is the most that can be charged for late fees. Per the rental agreement, the only mention of late fees 25.00 + 5.00 daily late fees until for any portion of rent that is not paid. There is no section devoted to late fees as required by AZ law. I was wondering can a landlord charge late fees on the months late fees?
  • I live in a complex and in our contracts state that they would spray once a month for bugs and change air filter, once a year change fire detector batteries. None of this is being done and we now have a bed bug problem here and they have not fixed security gate ..it has been broken for 2 years and they have us locked out of the laundry room..can anything be done on our part?   • My landlord did not require a deposit and is now sending a bill for cleaning of the apartment. I am under the impression that cleaning is something the landlord must do and therefore a cost of doing business.
  • I live in a beautiful Mobile home park in a travel trailer. Everyone who is in a travel trailer or Rv is asked to pay 4 summer months up front in order to stay in the park. It is not written on the lease. Is this a legal practice?
