I have a signed lease agreement with two other undergrad college students. One has vacated the property and has requested that the Landlord approve a sub-lease. There is a modification clause stating that all party's must approve in writing any changes to the lease. Can the other roommate and the Landlord move anyone they want into the residence without the approval of the other two that are remaining? There is a sub-lease clause as well stating that a sub-lease may be granted with the approval of the Landlord.

I leased a townhome from a private individual and he uses a realtor to complete his tranacetions for him. I vacated the premises on 6/22. The lease terminated 6/30. His representative told me I would have my security deposit back within 14 days of turning the keys over. I still don't have my security deposit back. The landlord has told me the 14 days started on June 30. I'm getting conflicting information from him and his realtor. Which one is correct?

I am concerned that my landlord did not follow the law in the Landlord Tenant Act (section 33-1321) concerning Landlord Obligations for security deposits. The law says “Within 14 days after termination of tenancy…the tenant shall be provided an itemized list of all deductions…” I received an itemized list of repairs within 14 days but there were no dollar amounts showing what would be deducted from my deposit. 54 days later, they provided an itemized list with deductions. The law does not say only provide an itemized list of repairs. The law says provide an itemized list of repairs WITH deductions. Since they did not provide the dollar amount of deductions within 14 days, did they violate the law? If yes, what do I do?

My father is on his death bed in bullhead city. All past wills have included #1 I want to be buried in the nearest VA cemetary. His current wife of 3 years has paid for a cremation. She has a new will and will not produce it to any of 3 children. She has power of atty. We also believe she requested he be taken off cardiac meds when going into hospice, and believe this was negligent?? When does she need to produce a will?? Please help

I was recently in a relationship with a guy who was verbally and emotionally abusive. We were living together for about 3 months and he was always yelling at me and I was getting very scared. After he held me inside our apartment and refused to let me leave I finally got out and moved out. I tried to keep things civil. He moved to out of state but he says he will come back. He calls the house I am staying at several times a day.  He breaks into my emails and talks to my friends. He threatens me and he gets very angry at times and calls me and says he will do stuff to me and he will do stuff to my friends . I was wondering what I could do. I am very stressed out and scared and I feel like it is getting worse and I need a solution. I looked up about an order of protection but Im not sure where to go and how to do it. Id like to stop him from contacting me, my family, and my friends. I feel that he may be emotionally unstable and have issues that could turn to violence. He says he is coming back to Arizona and I just want to protect myself, my family, and my friends.
