landlord last month told all residents of the park that we are going to have to make rent payments online. they have set it up through a company called "PayLease" and are planning to make an addendum to current lease and all future tenants will also be required to pay online. a fee will be charged if tenants want to pay by check or cash. is there anything we can do?

my tenant moved out Feb 1st w 4 months left on lease. I simply received a text stating she moved, the keys were in the kitchen, no explanation, nor any request for repair, she would not return my phone calls. does a text qualify as written notice to vacate. lease required 60 days notice. the tenant at neighboring property I rent was arrested, an inaccurate article appeared in the paper now the lease breaker wants her entire deposit refunded. Hi my mom has a 2006 vehicle with nearly 30% interest and an 8k negative value. She has no assets and receives SS only. If she voluntarily returns the vehicle can they persue legal action? Make her pay the 8K?

Can my current employer require me to sign a certification which prohibits me from holding and using my real estate license or appraiser's license. I was hired in the Real Estate Owned dept of a bank and this was not a requirement as a condition of employment originally but now they want this certification signed, can they terminate my employment if I refuse to sign the certification?

We are senior citizens. A bank is offering us a home loan that we assumed was fixed interest-the rate dropped a fraction, even-then I happened to notice an unfamiliar phrase with a tiny checked box-'demand feature'. I looked it up: the bank can demand payment, calling the loan, at any time without giving a reason. It said that some states prohibit that practice. Is Arizona one? Calling the loan could destroy us and force the property into foreclosure.

I’ve been trying to see my daughter after I allow her to move back home to Boston cause her moms boyfriend passed away and we came to agreement that we would try to make the trip accommodative. I’ve been to Boston in December to see her but her and her mom is suppose to bring her to Virginia to meet her grandmother who’s sick but she not living up to her side of the agreement. for 8 weeks i had a leek with foul smelling oder,when it was to be fixed i was told we would have to stay somewhere with my pets so they could work.i told my landlords i had no place to go or could not afford a Motel, did not matter. it cost me $362.30 but i was told they would take off $125.00 from my rent. thats not right,is it?

I am the owner of a rental property and am under contract with a tenant through 2/29/16. Circumstances have arisen which are going to require me to sell the home within the next few months. It appears as though there is no early termination agreement in the lease. Can I terminate with ample notice to the tenant?

86 y/o widow had a will and trust set up as a single woman 3 years ago. Last year the man she lives with had a will drawn up stating that he is married to the widow. Her will & trust have not been updated and no one in the family has seen any legal document that shows they are married. She has stock, a house & and money...he has very little. She is being treated for dementia but family does not know if she is truly competent to have married this man. If she dies will her will & trust be valid as is or not? Can he contest her will and claim community property?
