  • can my landlord/property manager enter my gated back yard without proper notice. i have small children who play out in the backyard and feel that we should have our privacy when in our home but he just comes over when ever he feels like it. he does not enter the house just the yard in the lease it says that we as the tenants are responsible for maintenance in the front and back yard so there is really no reason for him to be there, he also sprays weed poison with out telling us is any of this legal.
  • I'm an owner/landlord of a single family home, which I rented to an individual with an option to purchase. He never exercised the option, and eventually defaulted on rent, and moved out. Problem is I recorded in the public record a document showing that he paid an amount toward the purchase of the house. I should not have done this because now I cannot refinance or sell the property due to a 'cloud on title. I contacted former renter to sort out issue, but he refuses to cooperate - leaving me stuck.   • Im trying to establish paternity through the courts for my two year old son. A paternity test was completed by DDC and now I need to file however it states we need an affidavit from the mothers legal husband as she was and still is legally married, problem is he cannot be found last we knew hes a heroin addict living on the streets or possibly in prison. What can I do to file without an affidavit from him under these circumstances.
  • Can a landlord still evict me if I pay the full amount on the court summons before the court date?
  • We received info about renewing our lease, at a property where we have lived for almost 1 year. When we moved in, we noticed the irrigation system needed repairing, but the property mgmt. company said the landlord would not repair it, and to use an above ground sprinkler, which we did. One of the conditions on the option to renew states: "The tenant shall maintain the landscape irrigation system, including the automatic timer, in good working condition and make any needed repairs at their sole expense." Isn't this forcing us to repair the irrigation system was never worked right? Ideas?
  • I’m a veteran and my wife is 40 weeks pregnant and we are currently being evicted due to having pet waste on the patio. We would clean our patio daily. Any laws or rights that can protect us to avoid this eviction?
