QUESTIONS

  • What is a security deposit, and how much is your landlord allowed to charge you for it?
  • Does it matter which of the court locations I submit a forcible detainer too? The house is in Chandler, but I live in Scottsdale. Can I collect a special daily fee on the eviction notice that is not on the lease agreement? How is the tenant served the complaint? Is the landlord responsible for that?

  • Can a landlord/Rental agent charge the tenant to complete AZ Form 201-Renter’s certificate of Properties Tax Paid. I rent through a Group, Inc. and was told that Inwould have to pay $50 for this form. I renew my lease on a yearly basis (this being my fourth year), and I just paid a $50 fee for their annual residency review. I found out about this form yesterday when having my taxes prepared by XXX. I never knew about it before, and XXXX has never offered it with each lease renewal.
  • Because of the current coronavirus pandemic both my daughter and son-in-law will be laid off indefinitely. Their current lease ends 6/15/20. They notified rental office that they would like to end lease 6 weeks early (end of April) because of this financial hardship. They will live with us until things get back to normal. They have given rental company 45 day notice that they will vacate apartment at the end of April. Rental company is telling them that they will have to pay 2 month penalty for breaking a lease 6 weeks early. This does not sound right during this healthcare emergency!
