Hello I have allowed my friend to move in on a temporary basis while she locates permanent housing without accepting rent. hi, as a landlord if I have a tenant that continually pays late. when provided the 5 day pay or quit they pay by the 5th day. are they allowed to do this numerous times within the lease period and the landlord just has to role with it? or after X amount of times does a landlord have the right to possibly evict based on continued late paying

Unemployment is attempting to collect almost $5000 in overpayments that they claim to have paid me from as far back as 5 years ago. I don't have documentation from that far back. The amt. started out at about $600. I disputed that and then they did some kind of audit. Now they claim I owe them $5000! What do I do?

How long does our landlord have to repair our garage door? Here's the issue. The automatic system is working, however the door itself is having problems and will not open or close, except for manually. But, the door does not have a lock and is not secured. I've put crow bars in slots on either side of the door but it still opens about three feet. The manager refuses to answer my communications about the door and it's been 24hrs and I'm fearful that someone will get into the garage. Also, it's a terrible pain to go in, pull the bars out, open and or close the door, put the bars in again. Help!
