  • how much is a copy of my birth certificate by mail? since i live out of state and have to mail it in.
  • We are renting our townhouse in another city in Arizona. We signed a 1 year lease with our tenant. The lease currently came up for renewal. Our tenant wanted to go month to month. We were not willing to do so, but said we were willing to shorten the new lease to 6 months. The tenant said (on the phone) that that would work for her. We drafted a renewal page, mailed it to her to sign. we included a prepaid, self addressed envelope. It has been several weeks, we have not received the signed renewal agreement yet We have called several times and she does not answer/return calls What should we do
  • I am noticably disabled and live in a crime free.multi housing complex. There are several tenants who have either used a sharpie to change the expiration on their placards, have expired placards, or who simply park in the few disabled spots available. I have made the manager aware of these continual incidents, and was told that if they had any kind of placard or plate;(regardless of it's status), that the apartment management had no recourse. Is this accurate? If not, what can I do to see that this ADA accomadation is enforced properly?

  • I started renting out a room in 9/2018. I received rent until middle of October and have been waiting for payments until then. In March I received $ 250 out of $ 450. I already served this tenant with a 5 day non pay but could not follow up with the eviction notice because I got sick. I am mostly wheelchair bound on top of that. Now this tenant has moved several pieces of furniture into the garage without my permission, blocking access to parts of the garage. What can I do and what can I do with those furniture? Please, I just want my peace back. I need help.

  • I have owned a mobile home (and leased a space)in a 55+ park for 12 yrs. New owner has converted the park into a noisy " RV " park , allowing noisy off-road vehicles to screech up and down the streets where the residents live. The noise is unnerving, invasive and violates any concept of 'quiet enjoyment ' .The owners refuse to do anything about it. Residents have invested much for their mobile homes in this park . Can the landlord be compelled to cease allowing noisy off-road vehicular traffic in the park to ensure peace and quiet for the residents??
  • I belong to a Property Owner's Association. The manager and the original Developer states we do not follow ARS Title 33 because the Association is a non-profit corp. and does not own property. We are all mandated members that must pay dues to maintain the roads that are dedicated to public use. We have bylaws, CC&R's. Is this true? The developer is getting properties back thru foreclosures and says he does not owe dues and is using his 10-1 votes from the foreclosures. Our CC&Rs say that if the first mortgagee gets property back they are not liable for past dues, but from acquisition. Help?
