I'm at the end of a two year lease. The landlord has a 20% rent increase if we don't do a new lease. Does he need to send us a written notice 30 days in advance that he intends to increase our rent 20% and the total amount that would make our new rent payment be? So far he has excepted the regular payment for two months passed the lease end date and now we just gave about a 50 day notice that we intend to move out.

I texted my landlord that the air conditioner wasn't working and the temp in the home kept rising to which his response was that he wanted to break the lease and have us out by the end of the month. My 34 year old son is in debt and lives under my roof in a room I provide. I help him financially by gifting him funds from time to time. I do not claim him as a dependent and his finances are segregated from mine. I did not cosign any loan. He has been served and I expect that the court will issue a judgment. My question is, do I have to do anything special to protect my and my wife's goods from execution. Legally, they are ours, but how do I proceed if the sheriff attempts to grab them? Can he?

My daughter's father has not been in her life for the past 5 years (she is 6 now), but he does pay child support. Is there a way to petition to have his parental rights terminated so that my husband and only known "dad" can legally adopt her and we won't have to worry about him pursuing his rights at a later date?
