Lot rental increases are done every year at this mobile home living facility. However, the common areas like laundry room has a rotting and broken ceiling panel that has electrical wiring exposed. There are no lights in there and just provided an unstable lamp. The mail room does not have proper lighting as well. How can this be fixed, Its been 6 years that we had been living here and it has been the same condition still.

We are schedule to move out on 1/31/08. Landlord has offer to have a mock walk thru on 1/24 to let us know of anything she notices that would need fixing. We are then having the final walkthru on 1/31/08. She may not catch all items until after 2/1/08 when she is cleaning, etc. Is this true that she can go back after our final walkthru and find things without us being there and after the fact?

I co-own property in CA. There are 3 of us still living on the title, myself, my brother and 1 other lady. I need to sell at least my portion ASAP, but cannot get the woman to even acknowledge my attempts to contact her. I spoke to her once and she seemed very nice and said she would help in any way. Since then she has not answered any of my calls or letters. My question is, do I need a lawyer to help convince her to co-operate, and if so, do I need to get one in AZ. or CA.? If I don't need a lawyer, can you please tell me where I can get help with this matter. She lives in CA. Thank-you.

Unemployment is attempting to collect almost $5000 in overpayments that they claim to have paid me from as far back as 5 years ago. I don't have documentation from that far back. The amt. started out at about $600. I disputed that and then they did some kind of audit. Now they claim I owe them $5000! What do I do?
