QUESTIONS

  • In Arizona when can a legally married man(woman) be charged with rape of his/her spouse?
  • If the other parent has not completed the parent information class that was required to be completed by 6/24/2007 do they still get their visitation rights? The paperwork said if not completed then reasonable sanction pursuant to A.R.S. 25-353.
  • Every year during monsoon season, my lot I rent is under 8 inches of water to include my AC, 2 sheds and part of my mobile home. Even though renting a sump pump would have easily resolved the issue, they refused to help. Now I have wood rot to both sheds and one support pillar sank. I'm unsure about any AC damage. Aren't they responsible for repairing the damage?

  • We had no electric in one room of our rental for 9 months. It would sometimes flicker when we jumped on the floor or slammed the door. We contacted the landlord several times to repair it. We have several text messages stating such. The cost to repair was more than 50% of our rent. We gave our 30 day notice on July 2 for August 1st after months of trying to get this repaired. Our landlord checked us out on Aug 1 stating everything was perfect and we would receive all of our deposit back in 14 business days. Our total deposit was $1850- we received $300. They stated we did not give them notice.
  • If my lease states the following: In the event that any rent payment is not paid to Landlord by the 2nd of the month, Tenant shall pay to Landlord, in addition to the rent... ETC... does that mean if we pay rent today which is the 2nd, we should not incur late charges?
  • My husband died and our Grant Deed for our property shows he has a 30% tenants in common share of the home. I have 70%. He further has a will that states he leaves any properties to me. He also has a son that will not dispute this. Do I need to go to probate since his 30% value in the home is minimal (K40-45K net value). Or what form can be filed to correct the Grant deed to reflect my full ownership?
