My husband died and our Grant Deed for our property shows he has a 30% tenants in common share of the home. I have 70%. He further has a will that states he leaves any properties to me. He also has a son that will not dispute this. Do I need to go to probate since his 30% value in the home is minimal (K40-45K net value). Or what form can be filed to correct the Grant deed to reflect my full ownership?

My apartment building outside lighting doesn’t turn on until way past sunset. I have submitter in writing using the managements website form asking for the lights to be turned on earlier due to it being a safety and security issue. I received a response 2 months later saying the request was complicated. However nothing was changed. This week I tripped in the dark and broke the screen on my cell phone. Can I get the repair costs paid for by the management company either by working with them or through small claims court?

The duplex I live has no heating, when i signed the agreement there wasn't anything said it wasn't working. Does owner need provide heating to all the residents here? I have three small kids and it's too cold, especially with tile flooring.

My uncle is 82 and terminally ill. He's got $75k in credit card limits...he's taken out 50K in cash advances has transferred into his sons accounts. He owns a home with his wife, but his name is coming off of the house. He's done this to leave some $ to his heirs. His wife will pay the minimums on the credit cards after his death until she sells the house, then gift that money to her daughter. What's the legal ramifications of this after his death to his heirs. There will be no estate.
