July of this year my ex-husband passed away and I am executor of his will. I have got a estimate of his mobile home and property. I am the one who is to receive any of his property. My question is do I have to put the property and mobile home in my name as I do not intend to keep it. It is completely paid for. The reason I ask this question is that I am on disability and have no intention to live there due to my health because the place is about 5 miles out in the country. If I put it in my name will it have effect on the benefits I get from disability and the state. Please let me know as soon as someone gets to answer this.

Hello. My ex husband and I were not married nor was he around and in the picture when our son was born so I gave our son my last name. My son is going on 8 years old and my ex wants to change his last name to his. My only issue at this point is my son knows his last name by now and I don't think it's right to change it if it's not something he wants to do. At what age will the court take my son's thoughts into consideration before forcing him to change his name? Thank you!

My daughter is now 6 months old, her father and I broke up while I was a month pregnant, he didn't want to be involved until I was 8 months pregnant. He saw her the day after she was born so I put him on her birth certificate but I haven't seen or heard from him since. Can I take him to court to terminate his parental rights?

The AZ Landlord and Tenant Act states that a landlord must supply reasonable amounts of hot water, heating, and air conditioning or cooling. As far as air conditioning goes what is a reasonable amount? Is it a specific temp that your unit should be able to maintain? My unit in the evenings sometimes reach 83-84 degrees. Others in the complex said they have the same issue. We have a chilled water system, and we believe they just need to turn the temperature down on the system. But they say that the water temp is at the correct temp.

Do I need a sole custody order for my son if he lives with me, I take care of him, his "sperm donor" has never really been there, has verbally acknowledged that he's his but wants a Dna test for peace of mind (I don't want a dna test cuz it's against my religious beliefs), he has no father listed on the birth certificate, do I still need an order? Can he take my son away from me even tho he can't take care of him?
