I have a Health Care Advance Directive from another state. Some of my friends say it is valid, others no. I suspect it is really up to the local hospital/doctor whether to honor it. We did not find any results for 'I gave my landlord 2 months rent in advance. A few weeks later he told me i owed the electric bill so he took my money and put it on that. I specifically told him it was for two months rent. Plus i just found out he was double charging me on the electric every month. Now he is saying i owe him rent for this month, i dont feel i should have to pay it, i gave him 1800$ FOR RENT. Hes threatening to take me to court, can he evict me for this?'

I am curious about the 90 day requirement to file a lawsuit for a deficiency on a foreclosed home. In my case, I had a purchase money loan and a second mortgage from the same lender. After the foreclosure, the lender has continued to keep the second mortgage in an "open" status. Is the lender barred from suing on the second mortgage past 90 days of foreclosure or do they have up to the 6 year AZ statute of limitations to sue?
