  • The owner of the park is selling mobile homes. He is the lienholder. If he re-sells & you are on the Title as owner. Can he re-sell it without you signing off on the Title
  • We discovered black mold in all of our lower kitchen cabinets, Maintenance said they are going to have to rip out all of the cabinets and wall. The property manager asked if we had somewhere to stay for the weekend then stopped returning emails. The owner called and said just don't mess with it we'll be fine for now. Along with rent on Monday we left a written five day request for repairs due to health and safety. They are saying we can move that they will let us out of the lease and MAYBE be able to refund sec. dep. Are they required to refund our money and are we entitled to any moving costs

My question is: Can I use text messages in the small claims court case to provide documentation of what the other party said to me and to also help establish a timeline of events?   • There is a lady that I was doing a roof for and she came out side her house and blew up on me about getting things done and I have been getting them done. And I left to carry a trailer back to a metal shop and all my tools are at her house now she will not give me my tools back is this against the law?
  • I am renting a condo with a washing machine and dryer. The washing machine and dryer have only worked 6 out of the 9 months of my lease. The landlord replaced the appliances a few months ago, but they are now malfunctioning and flooding my kitchen when I try and do a load of laundry. A tech has been out twice to look at it, and claims there is no problem. I have asked the landlord for a break in rent this month due to the aggravation, as well as the fact that I am paying for a condo unit with a working washer and dryer. I can't get a response from my landlord or the realty company.

  • In 2010 I was granted a bankruptcy, which included my home. However, the home wasn't foreclosed upon until 2011. Now, I want to purchase property. Does the date before I can get a loan count back to when the bankruptcy was granted or to the date of the foreclosure?
  • I belong to a Property Owner's Association. The manager and the original Developer states we do not follow ARS Title 33 because the Association is a non-profit corp. and does not own property. We are all mandated members that must pay dues to maintain the roads that are dedicated to public use. We have bylaws, CC&R's. Is this true? The developer is getting properties back thru foreclosures and says he does not owe dues and is using his 10-1 votes from the foreclosures. Our CC&Rs say that if the first mortgagee gets property back they are not liable for past dues, but from acquisition. Help?
  • it has been 31 days since we have moved out. 4 days after we moved out the landlord scheduled an inspection date to give back our deposit and for us to turn in the keys to the dwelling. 8 days after we moved out we had the inspection with the landlord. at the inspection we gave the landlord the keys. after going through the house with cell phone lights (the power was turned off) the landlord said she wanted to reschedule during daylight. that was 27 days ago and they won't return our calls at all. do i need to send them a security deposit request letter or can i just take them to small claims.
