I currently have a tenant that has not paid their rent. It was due on the 1st and they were sent late notices. They will not return phone calls but have emailed saying they will pay and then never follow through. I sent a 5 day pay or quit notice with delivery confirmation because in the past they will not sign/pickup certified mail. It was delivered on the 17th and it says they must pay by the 22nd. When can I file for eviction? Tomorrow the 23rd or do I have to wait longer?

My dishwasher stopped turning on just prior to stay at home orders. With respect to maintenance men, & requests from the complex to only submit emergency requests, I didn’t report. However, my garbage disposal has subsequently stopped working & will not drain, leaving water growing increasingly murky & smelly in the sink. Property managers, assistant managers, & online portal request managers have ignored my requests for resolution for over a week now. What can I do?

I just rented a new apartment and there has roaches infested in the unit. I notified the manager via text and he already spray the unit but there are still lots of live roaches roaming around the unit after 10 days. Especially at night that they are crawling all over my bed. Can I terminate the lease agreement without holding my rent. And what should I do so in order to break because of habitability issue. thanks

I purchased a mobile home in 55+ almost 2 years ago. I only pay lot rent monthly for lot #46. Today I received an additional email with an additional separate bill of $32 which said "Lot 47 occupied by Unit 46 extra lot fee charge". I was unaware the mh I purchased 2 years ago was on more that 1 lot, nor does any lease agreement or purchase paperwork state anything about my mh sitting on a double lot. This is the first I am hearing of this. Out of the blue they are billing me for a partial additional lot. Can they legally do that after 2 years? Space/Lot #47 is not mentioned anywhere.

Iown a mobile home in a mobile home park and the park lost half ofit because half was lost because there lease was up now Iwant to sell but now im informed that my mobile is is twenty feet over property line wich is government property wich the owners never brougt to my attention I can't sell because of issue and now I am being evicted fornot paying rent on lot

I had made an appointment for a visual mold inspection to be performed at the condo I rent, due to my landlords not taking action and telling me it was my responsibility to pay for a test. I informed both the Inspector and landlord that I was running 10 minutes late. The landlords did not wait for me to be present and let the inspector in my home without my permission, had the test performed and was done before I arrived.If I made the appointment and did not give permission for them to enter or was informed they entered, is there something I can do about this?

To what extent is the landlord responsible for safety ? (Vehicle vandalized 5x I own to old paid off cars Yr,'00), In writing property claims "certified crime free property", "Courtesy patrol". 1st. Time belongings were taken, 2. Stereo, 3. Plates, key entry damaged, 4. Glass broken, 5. Front passenger wheel stolen nuts and all. ??! They claim they're just not responsible....

I'm buying the house that I live in. A friend needed some help and I rented my back yard to her so that she and her family had a place to stay. She stopped paying rent about a year back and things are going down hill bad. What paper work do I need to file to evict, she live in a motorhome.
