My sister began occupying my fathers house when he became incapacitated. Unfortunately he has since passed away (11 mos. since she moved in there, which she said was supposed to be temporary). I am the trustee, she is to receive 1/4 of the estate once it's settled. However, she hasnt worked in 3 years, has no desire or attempted to either....she says she isn't going to move out. and says we cant kick her out. As the trustees, do we have the legal right to get her out? She's never paid rent and we paid her other bills in good faith so she could get back on her feet.There is no lease.help!

im filing for divorce from my husband whom i havent been with for the last 15 years, he is currently incarcerated and we have a 16 year old daughter together. we both still have custody of her however she wants to stay with her grandmother in safford. i still get her everything that she needs. i provide everything for her that she needs. do i have to sign over custody of her if i file for divorce instead of keeping things the way that we are currently doing it?

I live in an apartment complex. On July 26th, 2014, there was a storm and a tree planted on the premises fell onto my car. The apartment complex removed it two days later. They claim it was an "act of God", and won't cover the repairs for the damages to my vehicle. My question is this: Would this fall under the provisions in the Arizona Residential Landlord and Tenant Act, section 33-1324, Landlord to maintain fit premises?

My ex husband and I have joint custody of our 2 year old son. Our son is showing some sensory and possible speech problems. I invited AZIEP out to do an initial sreening and invited him as well. He thinks it's stupid and doesn't want him to be evaluated and would not give consent for an OT evaluation the screener suggested and I gave consent. He also says he won't give consent for any kind of preschool. Professionals are seeing problems and are suggesting evaluations. Can I still get him evaluated without his consent? If not what is my recourse to help my son get what he needs?

I am currently in the midst of a civil dispute with the co-buyer of a house I recently purchased back in April of 2015. I have been removed from the house temporarily with an order of protection which I am currently in the process of contesting. The co-buyer is demanding I remove my name from the title. I currently have an indemnity agreement that was signed by the co-buyer, but it doesnt protect me from the mortgage company, only the co-buyer. How can I force a Judicial Sale of the house so that hes forced to refinance and take my name off the mortgage? That or the house goes to the highest
