  • Concerning a Short Sale of Real Property; There are 3 liens. The 3rd lien is a voluntary one for the purchase of a home water purification system. In order to sell the property short, the Bank requires that the 3rd lien agree to be released. The lien holder is unreasonable. They ask for the original $4400 + Back Payments, Interest and Penalties which make the release amount about $10,000. Nothing less is acceptable. The Bank may allow 1 or 2 thousand dollars, no more. Can the 3rd lien be eliminated by an administrative action or through bankruptcy?
  • I was an independent contractor for a local company. First, can they require a person to give them 60 days notice prior to quitting? I did quit (didn't give 60 days). The owner is claiming that I still have paperwork and keys, which I have turned in everything, and she's withholding my last paycheck. Can she do that? Can I, as an independent contractor, file a wage claim?

I have not had food or trash in my apartment for over two months because of not being able to live there with the cockroaches. Is there a way to break my lease because the landlord has not provided a "safe and habitual environment?"
  • For the purposes of emancipation, can a minor be considered "self-sufficient" if they can rely on someone other than their parent to provide housing and financial security?
  • In 2012-2013 my 80 year old grandmother sold everything she owns to move to Yuma, Az to live with her now husband. He has lived in Az for a few years. Now that he has depleted all of her money and she is ill he now wants to dump her off in a nursing home and move to Canada. What is your state laws on this? I believe if this is allowed to go on in the state of AZ this man will continue to do this to other seniors if he is allowed to get away with this. He has moved her across the country away from all family only to dump her at the state's expense so he can drive back and forth from Yuma to Canada as he pleases!
  • I am living with my fiancee. I owe him 2400 for things he purchased for me including a car. The situatin at home has gotten to where I no longer want to be there. He signed and agreement with me saying I would pay him back $100 per paycheck until monies were paid. I would like to leave asap from his home with my child and take the car. He holds the title in his name. Can I legally leave with the car since it is not paid off yet. The agreement was not notorized
  • Va Hospital prescribed medication causing me to suffer chest pains everytime I took the medication. VAMC Phx emergency, Drs told me I was only suffering 'Distress Syndrome' and released. Four hours later ambulance to Chandler Hospital for a Heart attack - two stents. I've since been taking 10 nitros a day for pain. The VA placed me in the Hospital for observation for 2 1/2 days. Drs did no testing just observation (Cardiologist too busy to see me) and released. I ended up in Chandler Hosp again, they did all the testing VA refused. Results I need open heart surgery & a Pro Bono Lawyer.
