I am wanting to move out and need to find a new tenant to take over lease. I found a guy and he signed the lease and made the deposit with the landlord, then said less than a day later he has an emergency and can't move in. The landlord says I need to continue my search for a replacement tenant but I asked since he signed the lease isn't he locked in and it's no longer my responsibility. So am I still locked in or is it now the landlords responsibility to find someone?

I rent a room month-to-month. Today the live-in land lord told me to move. I know I have 30 days. Do I have to pay the rent on the first of the month?

I share joint custody and my sons father drops him off at his siblings home and my son stays there most days when he is not under my care. He sleeps on their couch at night. Can I possibly get full custody if the other parent is doing this? Also, my son has a lot of trouble learning in school and he does have an IEP and he gets no help academically when he is with other parent and I have to always pick up where my son last left off in regards to reading and homework and it hurts him academically because this is only being done part time. I had a family court case transferred from New Mexico to Arizona a couple months ago. I had a hearing in AZ on 10/30. They required me to send my ex husband (in NM) a letter stating that there was a hearing set. He went back to the NM court the day before our hearing was set and he had a trial set in NM. I need to know what I need to do since the case has been transferred to AZ for months and we have a mediation date and another trial date set.

I was charged almost 500 dollars in water usage, but the landlord does not want to have someone come check the meter that is owed by them and is also charging a service fee on top of the water bill every month, and I was told by that they are not supposed to be making money of the water they are only supposed to charge what the city charges them and not make a profit out of it. Is it true they can't make a profit and how can I proceed legally on my 500 dollar water charge if I know I don't have any leaks that could originate that 500 dollar charge?

I own a property, not my main residence, that was part of a 2010 C7 bankruptcy. We reaffirmed and kept the property. We have made all of the payments since, but in the past year our finances have declined. We have tried to rent the property without much success and we have paid over $6000 above the properties income to maintain it. It is empty again and we simply cannot continue to pay the mortgage and HOA any more. It is worth about what I owe. Can I allow the property to go to foreclosure or short sale after being part of a bankruptcy?
