  • we are currently listed as owner's to a mortgage but signed transfer of property- deed papers to an investor of whom we have been making monthly payments to. We have been informed by the mortgage that our payments have not been submitted and that we will soon be in foreclosure. What can we do? This investor promised to assume the mortage as well as the property but really only filed tranfer of property and continues to collect our money, of which has been steady each month.
  • Our roof caved in in the bedroom and looks shaky in the kitchen (under the entire weight of the swamp cooler). We have sent a certified letter. We are moving but our landlord is refusing to refund our deposit. What are my options?
  • My Park charged me a $5 per day late fee on unpaid late fees. Is this legal in Arizona? The park applies any payment made to the amount due, thus guaranteeing that any payment made that is less than the entire amount owed will be subject to late fees for the entire time additional money is owed. I believe there are laws preventing that practice for mortgages but I'm unsure about rentals or leases. Shouldn't payments first be applied toward the monthly rent or lease and then any additional payment be applied to late fees? And isn't it illegal to charge interest or fees on late fees?

  • Ok thank you for this opportunity to ask a question. To add a parking spot covered that is a extra $15 or so a month. Can the landlord demand a new lease with the parking option? We don't want to start a whole new lease and that shouldn't be allowed it doesn't seem fair. The spots are always available they are not a high demand option

How do I word this to his attorney or is his attorney right?

  • after being arrested about 10 years ago, the attorneys office denied the case from the arresting department due to lack of evidence. Charges were never filed with the state, however the arrest record still has to be researched with every background check. is there a way to have this removed from public record since there was never even a case or conviction?
  • Three roommates and I rent a home. Owner lives out of the country and when in town he enters without warning. Last time he stayed 3 months and pressured me into moving out of the master bedroom so he could use it. I pay my rent and it was a huge problem moving all my furniture and belongings downstairs to a tiny bedroom. He uses our wireless internet and pays nothing toward utilities. I live in constant fear he can return and disrupt our lives again. Can an owner enter with no warning and live in home.Can he force me to vacate master room again. He implied I would be given notice if I didn't.
