I live in another state, mother lives in AZ. are all POA's from state to state? Do I need to get a POA from AZ for her?

Two weeks ago I had a discussion with my landlord and his wife about being two weeks late on my rent and would need to pay it on the 14th of November. They were kind and said that would be fine and to come in around rent time to fill out a promissory note. During that time and now his (the landlord's) wife left him because he was very abusive. Now Sunday Nov 2nd I went in to fill out the contract to pay on the 14th and the landlord said he was evicting anyone who had anything to do with her. What can I do I am a single dad with no family in AZ.

In my divorce the Judge issued a Final Ruling months ago, but it seems there is no way to get a Final Decree. My ex keeps requesting delays claiming medical issues, but has provided no proof to the court of any medical issues. In the meantime I keep paying more and more temporary spousal maintenance and attorney fees. The Judge keeps approving my exs requests for more time. My attorney has filed a Final Decree with the Judge. How long can the Judge take to sign a Final Decree (months or years)? What else could my attorny do to push along my case? No one but me wants the divorce to be done

I have a tenant in my home and they are moving out In September when there lease is up, so I have decided to sell my home and put it up on the market wirh my realtor. I have informed them of what Im going to do. My realtor has called me and informed me that my tenants will not allow her to do open house, or have realtors comevin and show the house. They said no one allowed in the home! My realtor stated that she can do this when one of the tenants is home and they still said no! I can't wait for them to move out because I cannot afford 2 mortgages, so this house needs ve showned. What can I do

What if child support is not being paid? What action or recourse do I have?

Can a landlord/Rental agent charge the tenant to complete AZ Form 201-Renter’s certificate of Properties Tax Paid. I rent through a Group, Inc. and was told that Inwould have to pay $50 for this form. I renew my lease on a yearly basis (this being my fourth year), and I just paid a $50 fee for their annual residency review. I found out about this form yesterday when having my taxes prepared by XXX. I never knew about it before, and XXXX has never offered it with each lease renewal.

Does th money have to be divided equally during the divorce proceeding?

I am personal representive of my mother's estate in Nebraska. My brother who is 44 moved in with my mom 4 years ago and never left. Now she has passed and has several thousand dollars in debt and the house and contents need to sold ASAP and he won't leave, how do I get him out and how long will this take? He has not paid her anything in the 4 years to live there, he's basically just squating.

My ex-husband sends the child support payments to me personally and I'd like to have him send through the Clearinghouse... what do I need to do to make this change? He has been paying every month, and the decree does not specify pymt via Clearinghouse. He won't do it voluntarily, so I will need to modify/ the decree. Please note that my ex owns his own business and is therefore self employed. Thanks.
