I am the owner of a rental property and am under contract with a tenant through 2/29/16. Circumstances have arisen which are going to require me to sell the home within the next few months. It appears as though there is no early termination agreement in the lease. Can I terminate with ample notice to the tenant?

The AC for my rental property went out (single family property) and I recieved a text message from the tenant that evening (no written notice of any sort). I could not find anyone to come out and fix it the next day. So tenant had no ac for one full day. They rented a hotel room for one night and deducted it plus food from the next monthly rent. My question is, under section 33-1364 the amount can not exceed 125% of periodic rent, what does "periodic rent" mean? Monthly rent amount or daily rent amount (monthly rent divided by 30 or 31 days)? Thank you so much

What rights do I have while on Supervised Probation? It's been a year with no violations and I still have to call into TASK and I am unable to commit to my field of work because I would be leaving for work in Date land or further at 5 in the morning, and the earliest you can call in is 6. I'm on my third PO, and my first told me six months with TASk and I would be taken off. Then she disappeared for Two months with me calling 1 to 3 times a day. My cousin was killed in a car accident in CA and I wanted to go to the services, so I just went down there and she was there but still refused to see

I'm 66 and have applied for a Loan Modification (it was approved) however, the service r is asking for "Good Faith" money up front before they will finalize the Modification Agreement. This up-front money was NEVER mentioned in any of their correspondence and when I received my Modification packet this past Saturday ...in their cover letter they mention this "good faith" money....but it is NOT part of the Modification Agreement. Is this legal for them to ask for 4 months of payemnts and then start the actual modification payment 12/1/2015? They want this money AND the agreement before Tuesday the 17th ..so this is VERY URGENT for me to receive some advise ...and should I sign the agreement. I'm also searching for a Pro Bono attorney to review these documents. ###

I have a defiant 17 year old daughter who is violent and verbally abusive. She has even damaged our home by punching holes in the doors and is using drugs. She will not follow any of our rules and basically comes and goes as she pleases. She turns 18 in 5 months, but will not graduate high school until May of next year. Are we still responsible for her until she graduates, or do our responsibilities end once she turns 18? She is causing turmoil and fear within our home and we just don't know what our rights are.
