I live in a senior mobile home park in Phoenix, AZ and own my home. The park owner is sending threatening notices that he is making a new rule that all tenants have to provide proof of homeowners insurance and minimum coverage shall include comprehensive liability, fire and windstorm insurance, and coverage for the removal of home in case of a total loss. None of us seniors can afford this. Wouldn't the AZ Landlord and Tenant Agreement Act, ARS 33-1452 - Rules and regulations, Item B pertain to this?

The house we are leasing has a converted garage that we were told is used as an office for the LL and he occasionally stays overnight when necessary. Although there is no mention of sharing the property in the lease, there is a small statement that the LL will pay $60 toward monthly rent for electricity. Isnt he liable for a share of all the utilities? Also, much if his behavior feels intrusive. What rights do we have re: Quiet Enjoyment?

What can I do if I feel my 9 year old is not being properly cared for in the other parent's home that I currently share joint custody with? For example, most recently the other parent left our child at a nearby apartment complex pool with another 9 year old completely alone and unsupervised or accompanied by any other adult (the kids were the only ones there) for over an hour while the other parent allegedly walked to a gas station to purchase alcohol. My child also complains that the other parent is using drugs in front of him. Is this considered neglect and what are my options?

My air conditioning stopped working Friday night and I am being told that because it is not more than 81 degrees outside it is not considered an emergency, they also stated they don’t know how long it will be until they fix it because of the Coronavirus. How long do they have before they have to fix my air conditioner? I have 2 children and it’s very hot inside my home this is not okay.
